A cross-lease form of tenure is where two or more landowners own an undivided share of land, which generally have buildings on, with their land and building being leased from the other owners. Changing to fee-simple tenure is a subdivision process that replaces your cross-lease and shared title with your own independent title, far preferred by banks, purchasers and vendors alike.
UPDATE YOUR FLATS PLAN​

If the building outlines on-site don’t match your cross-lease Flats Plan, then your title is probably defective. Banks are less likely (or even unlikely) to lend money on a defective title, making it harder to sell your home. Updating your Flats Plan, although not as expensive nor adding as much value, is the minimum process required to correct a defective title.
